2009 Data for the Prescott Area Association of Realtors (PAAR) Multiple Listing Service (MLS)

PAAR MLS includes Prescott, Prescott Valley, Dewey-Humboldt, Chino Valley, Paulden, Mayer, Spring Valley, Cordes Lakes, Peeples Valley, Yarnell, Congress, Kirkland, Skull Valley, Wilhoit, and part of Ashfork.

Twenty-six percent of site-built home sales were in the $200-$300 thousand range.

There was a 21% increase in the number of site-built homes sold in 2009 over 2008.

The median* sales price of a site-built home was $190,000.

The median sales price of site-built homes was 95% of the median list price.

The average days on market for all types of homes (including condos, manufactured, etc.) was 163 days.

In 2009 we had an average 15.9 months of inventory (all types of homes) available at the end of each month.

In 2009 the average price per square foot for a site-built house was $114.

Three bedroom homes were the most sold.

There was a 20% increase in owner financed sales in 2009 over 2008.

There were 2314 sales (of all types of homes) in 2009. Foreclosures accounted for 829 (36%) of the sales, 163 (7%) were short sales, and 1322 (57%) were regular sales.

*Median is the middle value in a set, with an equal number of values on each side. In other words, median is the middle of the road value. It is a little more accurate than an average, because average adds all values together and then divides by the number of values.
